Leasing and Tenant Relations Coordinator

Location: Grand Rapids Downtown Market

The Leasing and Tenant Relations Coordinator is responsible for all Downtown Market tenant relations including leasing and lease administration. The preferred candidate will have an understanding of locally-owned business start-ups, knowledge/experience in commercial leasing, and experience in customer relations with a problem solving approach.

RESPONSIBILITIES

CORE FUNCTIONS

  • Achieve leasing goals 
  • Lead in new tenant identification and qualification which will include researching, cold-calling and canvassing prospects with an emphasis on the local food industry
  • Negotiate Letters of intent, lease/renewal agreements
  • Serve as staff liaison for board leasing committee
  • Ensure adherence to facility rules and regulations and leases


TENANT RECRUITMENT/PROSPECTING

  • Ensure leasing pipeline is in place through prospecting
  • Ensure prospective tenants meet all tenant criteria 
  • Qualify prospective tenants and proposed space uses


TENANT CONSTRUCTION

  • Monitor and assist with all tenant construction
  • Assist tenants throughout process of design, build, and occupancy


CURRENT TENANTS

  • Serve as liaison between tenants and management
  • Monitor tenant concerns and issues
  • Ensure and enforce lease agreements 
  • Review and coordinate proposed Tenant improvements
  • Coordinate with tenants regarding surrendering of premises 
  • Manage and track lease terms
  • Oversee tenant communications 
  • Oversee Market Hall Pop-Up Lease Program

EXPERIENCE, SKILLS AND ABILITIES

SKILLS AND ABILITIES

  • Computer skills - Excel, Word, PowerPoint, Internet, QuickBooks
  • Developed sales skills/skilled negotiator
  • Strong ability to initiate sales contacts
  • Excellent written and oral communication skills
  • Strong analytical skills, interpersonal and problem solving skills
  • Self-starter with strong organizational, planning and time management skills
  • High level of professionalism
  • Possesses sound judgment 
  • Ability to work in a team environment
  • Ability to bring deals to closure


KNOWLEDGE

  • Understanding of the retail leasing process
  • Understanding of business start-ups, local food entrepreneurial knowledge preferred
  • Understanding of construction management and code compliance
  • Knowledge of City and County permitting processes


EDUCATION AND EXPERIENCE

  • Bachelor’s Degree
  • Minimum 3-5 years experience in a sales capacity, commercial real estate leasing preferred
